Co-Founder of Simple Group, Matt Holness, explains the importance of the Gateway process for life safety solutions and how Simple Group’s mission to simplify complexity can make a big difference in accelerating construction.

In today’s complex construction landscape, safety has become a central pillar of every successful project, driven by both rising regulatory demands and a public increasingly aware of building integrity.

The Gateway process, introduced by the UK government in response to the Grenfell Tower tragedy (2017) and the subsequent Hackitt Review, has played a pivotal role in raising this safety bar, especially for large-scale residential and commercial developments.

By requiring projects to meet rigorous checks at each critical phase of design and delivery, it ensures that developers and stakeholders address life-saving safeguards from the outset, rather than leaving vital safety elements as afterthoughts.

Whilst I view the Gateway process as a fundamental shift in how the construction industry views responsibility, governance and occupant well-being, many conversations I have had over recent years highlight to me how many developers, in reality, find navigating these structured checkpoints daunting and burdensome, particularly when they’re also managing tight financial targets, strict timelines and a complex web of partners.

Fortunately, we know this is where our specialist and experienced support can step in, and today we are helping developers to successfully navigate the Gateway phases and leverage our specialist life safety systems know-how to align designs and construction practices with Gateway requirements far more efficiently.

It is gratifying to see how we have been able to support more streamlined construction journeys and reduce uncertainties, delivering safe, high-quality projects on time and, crucially, protecting the occupants who will ultimately live and work within them.

Why the Gateway Process Matters for Life Safety

Beyond technical compliance, the Gateway process carries a moral imperative. Buildings are long-term investments, lived in and used by many generations. Ensuring that they meet high safety standards from the outset can avert potential tragedies and reduce the need for costly retrofits and legal battles later.

From fire alarms and suppression systems to effective smoke control, addressing these elements early not only saves money but, most crucially, can save lives. With each gate requiring sign-offs from independent reviewers and relevant authorities, the process offers a level of scrutiny that was often missing in earlier regulatory frameworks.

When not managed effectively, I have seen cases where developers can experience frustration, impacting the design phase and slowing the project’s progress.  Despite its benefits, the Gateway process does bring complexities. Developers who are focused on protecting margins and meeting tight timetables may find the requirements, particularly around documentation, safety certifications and independent assessments, both time-consuming and costly if not managed efficiently.

Moreover, the penalty for missing any compliance checkpoints can be a significant delay. These setbacks not only increase overheads but can also erode confidence among investors, lenders and future occupants.

Embracing A Common Goal of Accelerating Construction

We hope you share our belief that working with Simple Group can transform a potential burden into a strategic advantage for developers. By bringing expertise in standards, compliance, regulations, and real-world project management, we can help developers navigate the stages swiftly and effectively. Rather than viewing each Gateway as a potential stumbling block, Simple Group focuses on redefining the stages as checkpoints for ensuring longevity, integrity and occupant safety.

We do this in several ways:

  1. Early-Stage Insight: Identifying and pre-empting regulatory pitfalls during conceptual design, ensuring costly design overhauls are avoided later.
  1. Streamlined Documentation: Clarifying how to map and record each safety feature, thereby reducing the administrative burden while maintaining strict compliance.
  1. Risk Mitigation: Providing rigorous risk assessments and recommending proven strategies for fire safety and other hazards, preventing schedule disruptions mid-project.
  1. Independent Validation: Offering an internal layer of auditing before official Gateway reviews, boosting the likelihood of passing each stage on the first attempt.

By structuring projects for smooth progression through each gate, our experts significantly curtail rework and protracted back-and-forth with regulators. The net result is not only a safer building but also a more predictable budget and delivery schedule – critical factors for developers seeking a competitive edge in a crowded market.

Proud To Be A Partner Helping You Build for the Future

The Gateway process is more than just a regulatory requirement; it represents a shift in how the construction industry views responsibility, governance and occupant well-being.

Projects that embrace the process early and partner with Simple Group can benefit from streamlined compliance, reduced delays and overall cost savings, all while bolstering a reputation for quality and safety.
